REAL ESTATE STAGING TO SELL SERVICE
Are you in a a hurry to sell but don't want to lower your price? Have you had offers below asking price with comments from buyers such as "It needs a whole new bathroom or kitchen?" Has your house been on the market for too long? Then your property needs staging to sell.
The downside to showing your property empty is that most people don't really know the size of each piece of furniture they own. When looking at an empty room they always think their sofa, dining set, and bed are too big for the room. So now your property is too small. By allowing buyers to sit down in the living room and see a well dressed master bedroom they can start to imagine their own furniture in the space. Another downside to showing a property unfurnished is that it allows the buyer extra time to look for problems. Even minor repairs will be magnified and will result in a lower offer. Peeling grout, an old water stain from a leak that was fixed but not repainted, a kitchen cabinet that just needs a new hinge could result in a buyer offering $10K to 50K less because they think all the kitchen cabinetry needs to be replaced.
What if your property is furnished already but isn't selling? Then it most likely isn't furnished correctly. You may not have enough furniture, or you may have too much furniture. Often I find the furniture layout of the current owner isn't the best way to showcase and maximize the flow of the room. It may be as simple as re-arranging the furniture, or sometimes furniture pieces need swapping out to give the space a difinitve purpose that resonates with new buyers. For example you may have only one regular sofa but the space could easily accommodate a sectional/ corner sofa or the addition of a loveseat or two armchairs, why not show this? You thought it would make the room look too crowded? In actuality the room now looks bigger and more spacious, think about it, only one sofa in a living room will not appeal to a family of four or more.. no matter how many bedrooms you have. Don't let this small mistake lose you a sale. And finally decor, everyone has their own personal taste and rarely will the new buyer like yours. I help you pack away those personal items and use only the decor that will help a buyer see where they can place their own personal items. Too much decor can be distracting and make a space feel smaller too. I often help buyers 'stage to sell' before they list the property for sale, while they are still living there.
